Objective: The goal of this project was to conduct an ALTA/NSPS Land Title Survey for a new industrial park in Eldoret. This survey aimed to meet the rigorous standards required for commercial property transactions, providing detailed and accurate documentation essential for securing financing, construction planning, and legal purposes.

Scope of Work:

  1. Initial Assessment:

    • Document Review: Gather and review existing property records, including deeds, previous surveys, easement documents, and title insurance commitments.
    • Client Consultation: Meet with representatives from Rift Valley Industries to understand specific requirements and address any concerns or special considerations.
  2. Field Survey:

    • Equipment Utilization: Use advanced surveying equipment such as GPS receivers, total stations, and aerial drones to collect accurate data on property boundaries and features.
    • Data Collection: Conduct a thorough field survey to measure and record the property's boundaries, improvements, easements, and encroachments.
    • Physical Evidence: Locate and verify existing boundary markers and monuments, and place new markers as necessary.
  3. Data Processing and Analysis:

    • Software Application: Employ specialized survey software to process field data, ensuring precision and adherence to ALTA/NSPS standards.
    • Mapping: Create detailed maps that accurately represent the property's boundaries, structures, utilities, and any encroachments or easements.
  4. Reporting:

    • Survey Report: Prepare a comprehensive survey report that includes detailed maps, legal descriptions, and all required certifications and documentation.
    • Certification: Ensure the survey is certified by a licensed surveyor, meeting all ALTA/NSPS standards and requirements.
  5. Client Engagement:

    • Presentation of Findings: Present the survey results to Rift Valley Industries, explaining key findings and providing recommendations based on the survey data.
    • Documentation Delivery: Provide the client with both digital and hard copies of all survey documents, ensuring they have all necessary information for their records and for securing financing.

Challenges:

  • Complex Boundaries: The industrial park's large and irregular boundaries required meticulous measurement and verification to ensure accuracy.
  • Coordination with Stakeholders: Coordinating with multiple stakeholders, including neighboring property owners and local authorities, to verify and resolve boundary and easement issues.
  • Environmental Conditions: Dealing with varying terrain and weather conditions in Eldoret required flexible scheduling and the use of diverse surveying techniques.

Outcome:

  • Accurate Documentation: The ALTA/NSPS survey provided Rift Valley Industries with precise and comprehensive documentation of the property, essential for legal and financial transactions.
  • Risk Mitigation: Identified and documented potential encroachments and easements, helping to mitigate legal risks and clarify property rights.
